EMD Funding: How to Lock Up More Deals Without Tying Up Your Cash

    June 15, 2026 • 6 min read

Every wholesaler and investor eventually hits the same wall: you find three good deals in the same week and you only have earnest money for one. That's the problem EMD funding solves.

    How It Works

You get a property under contract. Instead of wiring your own money to title or escrow, an EMD funding partner wires it on your behalf. You pay a flat fee — commonly a few hundred dollars or a small percentage of the deposit, depending on the amount and timeline. When the deal closes, the EMD is returned to the funder out of closing.

The deposit is short-term by nature. Most EMD funding runs 14 to 45 days, matching your inspection and closing window.

    When It's the Right Call

    • You have deal flow but thin liquidity. Three contracts at $5,000 EMD each is $15,000 tied up. EMD funding turns that into a few hundred dollars in fees.
    • The seller wants a strong deposit. A larger EMD makes your offer more competitive. If $10,000 wins the deal and $1,000 loses it, funding the difference is cheap.
    • Your capital is already deployed. Mid-rehab on two properties is the most common reason investors pass on a third deal they should have taken.
    • You're double closing. EMD funding pairs naturally with transactional funding — one partner can handle both legs.

    When to Skip It

If your contract has a weak assignment clause, no inspection period, or a seller who won't extend, the risk profile changes. Non-refundable earnest money on a deal you haven't verified is the fastest way to lose someone else's deposit — and you're on the hook for it either way.

The Rule That Keeps You Out of Trouble

Only fund earnest money on deals where you can walk. That means a real inspection or due diligence period, clear title work underway, and a buyer list you've actually talked to. EMD funding is leverage on a deal you already believe in. It is not a substitute for underwriting.

    What Underwriters Look At

Most EMD funders will want to see the executed purchase contract, the title company's information, and a plausible exit — your end buyer, your assignment, or your take-out financing. The approval is fast, often same day, because it's a short-term, contract-backed advance rather than a full property loan.

Used correctly, EMD funding is one of the highest-ROI tools in the wholesaling stack. A few hundred dollars to control a deal worth a five-figure assignment is not a close call.
